£12.7 million – Northwest England

A £13m loan to develop a care home and children’s day nursery in the residential area of Bowdon, South Manchester, WA14 2HT. The loan will fund the development of a 51-bed care home, with each bedroom benefiting from an en-suite wet-room, and an adjoining children’s day nursery with 95 places. The existing building on the site (the Hydro) is a heritage building of significance and will be retained as part of the development.

The 1.7-acre property is on the eastern side of Bowdon, an suburb in south Manchester. The property is located a five minute walk to Hale town centre (including train station with direct trains to central Manchester, a five minute drive to the M56 and 15 minute drive to Manchester airport). The area around the site is predominantly residential, with semi-detached newer dwellings to the West and older villa-style housing to the East.

Within the interior, the care home and nursery will have full LED lighting with glazing throughout to ensure the buildings are as energy efficient as possible. There will also be a bike store and charging points throughout the car park for electric vehicles.

Construction began at the end of November 2023, with the care home and nursery expected to complete in December 2024 and February 2025, respectively. The care home will be operated upon completion by New Care, while the nursery will be run by Back to the Garden Childcare (the McGoff Group’s Care Home and Nursery brands).
