Development loan for purpose-built care home in St Helens, Merseyside

The development will see the construction of a new 64 bed purpose-built care home in Millfields, St Helens, WA10 4QF. The Development is pre-sold to Lovett Care Group who will operate the care home after practical completion. The site currently comprises the redundant Eccleston Fire Station which will be demolished and replaced by the new care home with associated car parking, landscaping and amenity provision.

All beds will benefit from wet-room ensuites; ensuring the home will be “future-proofed”, as well as viewed favourably by the CQC, residents and institutional capital. Additionally, the standard bedroom size will be 18 sqm and there are 11 rooms ranging from 20 sqm – 25 sqm, significantly larger than CQC minimum requirements (of 12 sqm) and other homes in the local area.

The home will be an EPC ‘A’ rated property, which is also a required under the sale contract to Lovett Care. The home will also benefit from a combined heat and power system that will improve energy efficiency. See Appendix 8 for the ESG Scorecard.

The 0.9 acres site is located to the West of St. Helens on Millfields, located next to Mill Dam and the Mill Wood Nature Reserve. It is situated within a built-up residential area with local amenities including a medical surgery and a school nearby. Being adjacent to Mill Dam and the Nature Reserve as well as being located on one of the main arterial roads into St Helens, it serves as a key attraction of the site for a prospective care home development. The location is well served by public transport and St Helens station is a 1.7 mile walk away, with connections to Liverpool, Blackpool, Manchester and beyond.
